Homes Prices Heading Up????

The idea of seeing home prices going up is something all of us continue to wish would come. The housing market appears it might have some positive momentum going on, and we will all need to cross our fingers that this is not too good to be true. There have been home value increase teasers in the past that did not stick, but maybe this is actually going to be the time when we see positive changes continue. According to the S&P/Case-Shiller national index, “Its 20-city index was up 1.4 percent in June compared with May, and up 0.5 percent in May over April – the first incidence of two consecutive monthly gains in more than three years. Eighteen of the 20 markets, including San Francisco, experienced monthly price gains.”
So do we know what is possibly fueling this housing price increase? I would guess that investors out there buying a lot of these homes, that were in foreclosure etc, has helped to create a bidding war on homes. Once you have a high demand and lower supply that creates pricing increase. This is great news for those in the neighborhoods that are hoping to see homes in their area selling for more. This will ultimately help them with their values. How about the government giving a tax credit for those purchasing a home? That has to help, however from what I heard about this program there are some stipulations on this program that eliminate some from getting the tax credit because they make too much. Is that fair? Time will only tell if these two things help to fuel the positive momentum we have going on with our housing market. I think a lot of us are hoping this is the beginning of the end of a struggling housing market. You never really realize how much an impact our housing market has on all sorts of industries, till going through it like we all have.

Help For Homeowners Not Coming So Easily

Some say they see a light at the end of the tunnel regarding our nation’s economy getting better. However, this process does not seem to be going fast enough for some who are still struggling with keeping their jobs and their homes. “Making Home Affordable” initiative rolled out by the Obama administration in February had great intent, however the ability to have some of these mortgage reworked is not seeming to be very easy for homeowners. NPR.org points out, “”Through this plan, we will help between 7 and 9 million families restructure or refinance their mortgages so they can avoid foreclosure,” the president promised. Obama said there would be a special plan for people with mortgages owned by Fannie Mae or Freddie Mac, and that homeowners had to be putting more than 31 percent of their gross income toward their monthly mortgage payment to qualify.” Getting help from lenders does not appear to be going very smoothly for some, yet what is there to do to get the much needed help? It seems constant calling and getting to the right person at your lenders office could help. Unfortunately, this article points out that some lenders will have you “get in line” to get help, unless you get some sort of media attention or help from congress. That doesn’t seem to fair to the average Joe who would not know what action steps to take to get this extra “press” coverage on their story. Isn’t there an easier process that our nation’s consumers can follow to get this much deserved help that the administration rolled out?

Time To Buy A House?

With all the foreclosures happening around in the country, this time could be ideal for those that are looking to buy a home.  However, there are some things that really need to be looked at before doing this.  According to US News & World Report these are the things to take a look at before you consider buying a home:

1. Make sure your financial house is in order

In order to get the best interest rate possible, pull your credit prior to looking at getting a home.   Make sure everything looks positive and get the proper help in order to resolve any outstanding items.  Also, look at your overall financial portfolio and how much more you can handle on a monthly basis.  Don’t go buy a home if you are unstable in your current job.

2. Buy a home, not an investment

There is still a possibility that the housing market will continue to suffer.  Knowing this, don’t go out looking for just a cheap deal.  Get a home that you want to live in and make it a “home”.  Much of our housing economy is in this position potentially because of the number of “investment” properties that were purchased in years past.

3. Be conservative

Don’t go overboard with the future payments of the home you are looking at.  Things are still not stable in our US economy, so be a little on the conservative side with that additional “bills” you take on.

4. Get those concessions

There are a lot of homes for sale right now, therefore getting extra incentives with the home is a possibility.  It does not hurt to ask!

5. Check out foreclosures

Check out foreclosures first and see if there are any home that appeal to you.  However, working with a foreclosure home or short sale home takes some knowledge, so get with the appropriate person who knows how to handle the transaction.

The bottom line is is this is a great time to go get a home, however do your homework first, so you do not become a part of the national statistics of people loosing their homes.  Pull your credit, research home values before moving forward with anything.  It will certainly benefit you in the long run.  Leadpile Lead Exchange is currently working with the home purchase lead type.  These are people looking to buy a home and we are always looking for more companies looking to help these consumers to get that home.  

Loan Modification: The Right Option?

Recently, while researching the loan modification lead type, I came across some very interesting (and helpful) information about loan modification. This is something that Leadpile Lead Exchange currently is not generating, however we are currently doing the much needed research to roll out this new lead type.
After speaking with a representative (Souban Houn) who is working in the industry, here is what she informed me that are some “events” that would make a consumer potentially eligible for loan modification.
Generally, loan modifications are considered by the lenders under the premise that the borrowers experiences some sort of hardship that resulted in their falling behind on payments. For instance:

Adjustable Rate Mortgage Reset- Payment (uncommon, but we will see more lenders accept this in the future)
Illness
Loss of Job
Reduced Income
Failed Business
Job Relocation
Death of Spouse or Co-Borrower
Death
Incarceration
Divorce
Marital Separation
Military Duty
Reduced Income
Medical Bills
Damage to Property (natural disaster or unnatural)
Overall, these are “events” that could happen to anyone unexpectedly. Therefore, this seems like a good alternative to going into foreclosure. The unfortunate thing is, some went into these mortgages already in a very tight situation financially, and nothing major has happened to them. However, now the rate is about to adjust and that just makes the difference between paycheck to paycheck TO falling months behind on the mortgage. Tough situation for both lenders and consumers.

AZ Attorney General Asks Lenders For Help

In an effort to help distressed homeowners, Arizona attorney general Terry Goddard is asking mortgage lenders to set up streamlined modification plans for their mortgage customers. This is similar to what Countrywide recently rolled out to their mortgage customers. In addition to AZ, there are 9 other states such as California, Ohio, Illinois, and Texas. According to The Phoenix Business Journal, the lenders these states are approaching are Wells Fargo Home Mortgage, JPMorgan Chase, Morgan Stanley Home Loans, HSBC Finance Corp, Citigroup, and American Home Mortgage Servicing Inc.
I am not sure why all 50 states are not apart of this action, however it seems like a logical way to start putting a dent in what is going on with all the bad loans on the books. I hope we will hear more about this, because this might be one of those occasions where we WANT the government to get involved.

Foreclosure Fraud- Home Owners Be Aware!

In recent months with all the foreclosures happening around the world, there is unfortunately some that are trying to capitalize on this. According to MSNBC, one in eleven consumers are facing foreclosure or behind on their mortgage payments. Therefore, consumers are trying to get out of this situation in any way they can. However, there are those scam artist that are trying to take advantage of these consumers trying to get out of their tough situation.
There are two types of scams going on right now with home owners. There are the scams where the consumers are asked to put up some upfront fees to pay for the “assistance”, but then the scam artist disappear with their money. “But the more lucrative scam involves seducing homeowners into complicated transactions that allow con artists to steal equity in the house or walk away from the closing table after netting thousands in phony payouts,” according to MSNBC.
This is a huge problem for home owners that are already in a bad situation. Before allowing anyone to assist in “helping”, all consumers need to really know who it is that they are working with. Asking questions and checking out specifics of these companies/individuals can hopefully prevent some from getting scammed. Unfortunately, peoples hardship is another person’s gain. Our home is one of the largest investments we will ever have, and we can’t allow those criminals to take that away. This can not happen if we are all aware and educated on the different types of scams.

If you are generating credit card processing leads, bring them in our marketplace.  Honestly, everyday I’m having a new advertiser sign up DEMANDING this lead type. It’s the new lead type that will sell! Think about it for a quick sec…… Who in this time of age does not have a credit card? Some teens might not have one, but even they are getting them younger and younger.  It makes logical sense for every business out there to accept credit cards. What I can not believe is that many new businesses do not accept credit cards.  This could be affecting their revenue. Overall, when businesses accept credit cards, their sales should be higher.  Reality is most people would rather charge a purchase versus pay cash.
Credit Card Processing companies are really targeting these businesses that do not currently accept credit cards.  This makes perfect financial sense in the fact that the business gets the credit card machine, and the credit card processing company makes a sale!  Now evaluate all the new home based business seekers that are working from home. There are millions of them in the U.S. currently. Is it a good business decision for even these types of businesses to plan on accepting credit cards?  Possibly not, depending on the type of home based business they are doing.

Insurance anyone?

insurance lead verticals leads Insurance anyone?Insurance leads can be so targeted.  I’m starting to think its an actual sign up versus just the contact.  Everyone needs insurance, for your car, health, life, and even home.  But the criteria that’s required can be a bit hectic.  In my view all you really need is a contact that is interested, find a solution to helping that client.  Provide a service to consumers looking for insurance. 

Lets talk about car insurance for a minute.  If I can give you ten people that are truly interested in getting insurance for their car does it really matter what make and model? Are advertisers just being choosy where they can make more money or all in all, is it about helping the consumer find the services he/she needs? Let’s bring up health insurance.  Everyone needs health insurance.  When people are going online and they need an agent to assist them with more information so that a comfort zone can be built and they can understand what type of health insurance would work best for them? Is that a bad lead? No, I think not!

A lead, everyone has a different definition.  The true definition is simply a consumer that is interested in the product or service and need your help! So are leads with name, phone numbers, email, and address in a lead exchange a bad lead.  For a lesser price I actually think its a steal! Be thrilled that you can actually talk to someone on the phone. Its better than picking up the yellow pages and aiming at getting yelled at.  Contact is all you need, cross sale, offer a relative of theirs that service as well, make a quality impression that the consumer will tell their friend how helpful you were.  A lead is only as strong as the person working it!

Let’s really look into insurance, we all need it and its a necessity.  Its a healthy part of life. 

LO’s Are Moving Into Credit Repair

lead exchange multi taskingI have had multiple calls these last few weeks, and one of the things I observed was that Loan Officers’ main focus is becoming the “credit repair”.  LO’s are looking at different avenues to assist their clients in need. We all know that a large percentage of consumers are having credit problems. Unless you have good or excellent credit, you won’t qualify to refinance your home. After Loan Officers are attempting fixing your credit, they are assisting the client to refinance their homes. 

That’s a smart move for LO’s.  First they charge to fix your credit, then they help you refinance.  Realistically speaking I think its a brilliant idea. It’s not coming fast, but do we have other options? Adapt to the new situations, look for what the consumers need, and you will be able to succeed, even in this market. 

The demand for credit repair in these last few days have gone up.  Finding new ways to make a living and to survive even when the economy is struggling is fabulous.

Most women will.  Yes, that’s a home based business, earning 50% of what is sold. 

In this day in age society has expanded to different types of home based business.  From selling cosmetics, to vacation packages, to Tupperware, software, natural products , home improvements, to juices and vitamins and insurance to web development and much, much more.  So many people across the world are taking advantage of their own unique home based business.

Home Based Business is diverse for men and women to make some extra cash.  Believe it or not, many people actually live off the earnings in a MLM.

But part of the catch is the majority of these business needs a down-line to actually see earnings.  You need to sign more people up to be part of your down-line and you also benefit from there sales.  How do you think some of these MLM or HBB consumers actually make it in the day to day life.  Well, think about it, they are not spending gas money so they are saving cash on gas alone.  They are also, setting up there own hours and times that they want to work.  They are responsible for their own advertising.  And best, of all they are getting paid to work from home. 

Independent consultants are marketing and spending some of their own revenue to buy leads.  Yes, most Home Based Businesses are using leads to get more people to sign up within their network.  Its an investment that for many have been well work it.  With some extra cash in your pocket and an effective process to pay your bills, is a home based business right for you?
