Loan Modification: The Right Option?

Recently, while researching the loan modification lead type, I came across some very interesting (and helpful) information about loan modification. This is something that Leadpile Lead Exchange currently is not generating, however we are currently doing the much needed research to roll out this new lead type.
After speaking with a representative (Souban Houn) who is working in the industry, here is what she informed me that are some “events” that would make a consumer potentially eligible for loan modification.
Generally, loan modifications are considered by the lenders under the premise that the borrowers experiences some sort of hardship that resulted in their falling behind on payments. For instance:

Adjustable Rate Mortgage Reset- Payment (uncommon, but we will see more lenders accept this in the future)
Illness
Loss of Job
Reduced Income
Failed Business
Job Relocation
Death of Spouse or Co-Borrower
Death
Incarceration
Divorce
Marital Separation
Military Duty
Reduced Income
Medical Bills
Damage to Property (natural disaster or unnatural)
Overall, these are “events” that could happen to anyone unexpectedly. Therefore, this seems like a good alternative to going into foreclosure. The unfortunate thing is, some went into these mortgages already in a very tight situation financially, and nothing major has happened to them. However, now the rate is about to adjust and that just makes the difference between paycheck to paycheck TO falling months behind on the mortgage. Tough situation for both lenders and consumers.

Advertising Effectively To Reach Women

In today’s world there are many things that have changed in a advertising sense. One of the largest changes that has happened is in the way in which advertisers advertise towards women. There are more women in the career role, running a business and buying high priced items for their home. I found this article on Phoenix Business Journal very interesting. For instance, they stated:

*Women business owners spend $1.5 trillion on business purchases.
*In today’s world, age is less important than life stage, e.g., 60-year-old women are dating, 50-year-olds are starting new careers and 40-year-olds are having children.
*Women purchase (or influence the purchase of) 85 percent of all consumer goods including automobiles, investments and computers, which were traditionally viewed as male-domain items.
*Advertising that makes a woman feel uncomfortable about her looks or health will have a hard time reaching an audience willing to purchase its product.

More businesses are realizing these facts and starting to adjust how they market their products online, through television, and print media. In previous years, selling your product or service was something you had to appeal to a man, however as we can see things are changing.

The definition of this lead type is clearly back taxes. Consumers that did not file or owe a lot of many preferably in Federal taxes.  Why, the sudden demand?  For years, we have encounter consumers finding themselves in financial trouble, but the economy now is focused on people not paying taxes.  Believe me thousands of consumers owe money to the Federal system.

Advertising In A Lead Exchange!

Who is still picking up the Sunday Paper?  It has some fascinating stuff like clip off coupons, find an automobile, or look for a job.  Sunday mornings, while I go for breakfast, I see the older generation reading the newspaper. Not so much the younger ones, they choose to have their laptops next to them or their iPhones. 

I was reading an article today on www.investopedia.com regarding the yard-sales.  They were explaining how to set up a yard-sale and make some cash. I’m familiar with the advertisements inside a lead exchange, but this was somewhat out of the box thinking.  The article is called “In A Cash Crush? Hold A Yard Sale” by Lisa Smith.  Lisa is explaining how to advertise and how to have a successful Yard Sale by making it unique using Craigslist, or putting colorful bulletins or advertising in the newspaper.  

It all comes down to: targeting the audience.  The older generation are not computer savvy, and they are not sitting on their computers as long as the younger generation, so they are better of reading the paper. Than you have some other people that are traveling a lot, they are more targeted by the bulletins. The ones hanging out in the Starbucks, with their computers, or with their web enabled phones, are going to see your ads on the web. The internet is the highest growing method of advertising, and it’s also the most targeted one. Not only that you are able to target exactly the demographics you are looking for, but you are able to track the efficiency of your campaign as never been possible before. You care see where the consumer came from, what ad they clicked on, how long they’ve been reading your page and even how long it took them to finish an online application. 

After reading this article, I came to think about advertising to the leads that did not sell in our marketplace. Insurance anyone?

insurance lead verticals leads Insurance anyone?Insurance leads can be so targeted.  I’m starting to think its an actual sign up versus just the contact.  Everyone needs insurance, for your car, health, life, and even home.  But the criteria that’s required can be a bit hectic.  In my view all you really need is a contact that is interested, find a solution to helping that client.  Provide a service to consumers looking for insurance. 

Lets talk about car insurance for a minute.  If I can give you ten people that are truly interested in getting insurance for their car does it really matter what make and model? Are advertisers just being choosy where they can make more money or all in all, is it about helping the consumer find the services he/she needs? Let’s bring up health insurance.  Everyone needs health insurance.  When people are going online and they need an agent to assist them with more information so that a comfort zone can be built and they can understand what type of health insurance would work best for them? Is that a bad lead? No, I think not!

A lead, everyone has a different definition.  The true definition is simply a consumer that is interested in the product or service and need your help! So are leads with name, phone numbers, email, and address in a lead exchange a bad lead.  For a lesser price I actually think its a steal! Be thrilled that you can actually talk to someone on the phone. Its better than picking up the yellow pages and aiming at getting yelled at.  Contact is all you need, cross sale, offer a relative of theirs that service as well, make a quality impression that the consumer will tell their friend how helpful you were.  A lead is only as strong as the person working it!

Let’s really look into insurance, we all need it and its a necessity.  Its a healthy part of life. 

Grim news on Stimulus check spending

According to MSNBC today the numbers are in and retailers lost money, even though the 100 billion dollars worth of stimulus checks have been mailed out by the government. So where did all that money go?
A little over 1/4 of the Americans who received these checks used it for paying off some credit card bills. Only 11% used the money on discretionary items such as electronic items and travel.
Grocery stores to retail stores were offering discounts to come into their stores, to spend their stimulus money on THEIR products. Some retailers placed radio and television ads with reference to spending their stimulus checks at their stores. They all have reached for a piece of the pie.
It appears the winners were discount retailers such as Walmart, Target and Costco. The loosers, that were unfortunately not able to benefit, were department stores and clothing stores. So maybe it is a good time to go out there to get some REALLY good deals!!!!!
Another area that felt some negative effects of the stimulus checks was the payday loan industry. If consumers are getting checks from the government, then they don’t necessarily need a payday loan. However, everything seems to be headed back in the right direction for payday lenders/lead generators. Publishers are spending a lot of money on PPC campaigns through Google AdWords.  Have you ever researched the cost of producing a real time quality lead? Depending on the vertical, it can get really expensive, especially if you are looking for quality and genuine interest.

Capturing a name, number, email, address, best time to call, can get really expensive. If you want to target geographically, by zip or state, it will increase your price and lower the amount of traffic you are getting. A lead can be really inexpensive, if you are just capturing email address, and you incentivize it, but if you are looking to attract customers that are genuinely interested in your service, its not going to be .20 cents or .50 cents, it will be way more expensive. You can expect prices as these if you are looking for lists, but why would you do that when you have the Yellow Pages and costs you nothing. You can definitely get leads for such a price, but those will be leads that are generated from the yellow pages, or aged data (lists) of consumers that showed an interest in your service years ago.  So what is the price for a good, real time, exclusive leads? It depends, it can be very expensive, depending how competitive is your vertical.  You will get what you are paying for. In other words, you are going to be happy with the return on your investment (ROI).

Advertisers have to consider that publishers or lead exchanges are eating the cost of any leads that are invalid.  Paying anywhere between .25 to $1.50 per click, or even $15, does not guarantee a conversion. Even if we get a conversion, it will not necessarily mean that you, as a buyer, will accept the lead. If you are a Debt Settlement buyer, you might want only want $15,000 and above in Unsecured Debt, which will significantly increase the price to produce that lead. 

Lead exchanges welcome advertisers to join the marketplace to HOST their offers. Paying the right price for the lead, working with the lead exchange to optimize your campaign and filter the lead sources, will ensure a successful campaign for you, as a buyer, and for the Lead Exchange and its publishers. 

Think of it this way, lets say you need to travel to a different state.  Would you rather rent a bike or a car? By renting a bike, you will save money on gas and get in a better shape ;) If you are concerned about the time you need to get to your destination, this will not work too well for you, and renting a car might be more suited for you. Time is money, and we all know it very well.

lead exchange Home Based Business Anyone?I couldn’t count how many home based business exist.  Truly its so diverse that its unbelievable.  Think about it, home based business have been around for ages.  Remember Avon? Most women will.  Yes, that’s a home based business, earning 50% of what is sold. 

In this day in age society has expanded to different types of home based business.  From selling cosmetics, to vacation packages, to Tupperware, software, natural products , home improvements, to juices and vitamins and insurance to web development and much, much more.  So many people across the world are taking advantage of their own unique home based business.

Home Based Business is diverse for men and women to make some extra cash.  Believe it or not, many people actually live off the earnings in a MLM.

But part of the catch is the majority of these business needs a down-line to actually see earnings.  You need to sign more people up to be part of your down-line and you also benefit from there sales.  How do you think some of these MLM or HBB consumers actually make it in the day to day life.  Well, think about it, they are not spending gas money so they are saving cash on gas alone.  They are also, setting up there own hours and times that they want to work.  They are responsible for their own advertising.  And best, of all they are getting paid to work from home.

Forums and the Internet Marketing

Forums and Internet MarketingForums – a great way to learn and get to know professionals in your niche. First time I read anything on a Forum I gave up after couple of threads, because of the aggressive and “no ending” fights going on in there. Hiding yourself in the Cyber Space under different names and start attacking anyone you feel like. Well, that’s still the case even in the best forums out there, but I guess that’s what helps creating the buzz. Together with the “exciting” and really “passionate” fights, you have the chance to meet very talented professionals that love the freedom of speech, and most likely can teach you more than any of the panelists from the trade shows you are going to. 

Some Forums are better than others, and I am not going to rank them here, because it’s very subjective, but for sure some can increase your level of adrenaline – WickedFire is just one example ;) . One thing I can say for sure, go out there, check them out and learn from the Pros, as you will find many of them.

In 2006, I took a lot of heat for predicting One Trillion Dollars in retail Online Sales by 2012.

According to Emarketer and Nielson Online, Eight out of 10 respondents who had recently made consumer electronics purchases in a brick-and-mortar store said they had visited the store’s Website first. More than one-half said they purchased from the retailer on whose Website they had spent the most time. In addition 58% of respondents said they would choose the Internet for research in purchases before they would even choose their own friends and family.

While this study reported about Electronics, it is not a far reach to think that consumer research will certainly continue to dramatically increase in years to come.
